In the 19 years the firm has been in existence, over 3,000 transactions have been closed with an aggregate value of over $9 billion. In 2007, Massey Knakal was ranked #1 by Co-Star for the 5th year in a row as the top building sales firm in New York City. In 2005 and 2006, the firm completed 4x the number of annual sales as its closest competitor. Over the past two years, the appraisal firm Miller Cicero announced that Massey Knakal sales produced average prices at levels 21% higher than the rest of the market.

COMPANY HISTORY

Paul J. Massey and Robert A. Knakal, two real estate agents at Coldwell Banker Commercial (now CB Richard Ellis) in New York City had a business idea that they knew would revolutionize the commercial brokerage industry: divide New York City into geographic territories and create a firm of territory experts. Based on this concept, Massey Knakal was founded in 1988 with an office in Manhattan. The company success has led to the opening of the Queens office in 1998 and the Brooklyn office in 2002. Massey Knakal is lead by ten partners.

COMPANY BUSINESS MODEL

Massey Knakal only does commercial sales. The company's resources are not diverted into other real estate activity such as leasing or property management.

Massey Knakal exclusively represents sellers to avoid any conflict of interest. This focus allows Massey Knakal agents to be the best possible advocates for the seller and gives them the ability to best justify the highest sales prices.

The company uses a Territory System(TM) operating concept: only one broker works in a territory. As the company's expert in that territory, the agent knows precisely who is buying in the area, who is selling in the area, and the neighborhood property values.

Massey Knakal handles many different product types within the New York City metropolitan area, including investment properties, vacant owner-occupied buildings, multi-family apartment buildings, office buildings, retail centers, commercial warehouses and large portfolios that have sold for more than $100,000,000. Massey Knakal also has expertise in selling institutional vacant properties for use by schools, non-profit organizations and foreign governments.

Although the majority of Massey Knakal sales are of properties or portfolios under $20,000,000, the firm has sold properties as large as 2,000,000 square feet and for as much as $179,000,000.
